No. Rabat is not cheaper to buy in than Casablanca today for a typical apartment buyer; current datasets still put Rabat clearly above Casablanca on both price per square metre and total advertised budget.

The exact premium depends on the source, but the direction is unusually consistent. Esti.ma puts Rabat roughly 46% above Casablanca for apartments, Yesken around 34%, and Mubawab's 2024 comparison around 27%.

Rabat's recent correction narrowed the gap a little, but not nearly enough to reverse it. Official Bank Al-Maghrib and ANCFCC data show Rabat falling more sharply after the end of 2025, then rebounding faster in the latest quarter.

Casablanca's cheaper citywide median does not mean every part of Casablanca is cheap. Marina, Aïn Diab and Casablanca Finance City can match or exceed the prices seen in Rabat's premium districts.

The real difference is range. Casablanca has a much deeper ladder of lower-priced neighborhoods inside the city, while Rabat buyers often need to move toward Salé or Témara to get a similarly large reduction.

A fixed budget therefore buys materially more apartment space in Casablanca at current medians. At 2 million MAD, the rough citywide comparison is about 99 m² in Rabat versus 145 m² in Casablanca.

The apartment conclusion does not carry over cleanly to villas. Current Esti.ma data puts Rabat villas slightly below Casablanca per square metre, although large Rabat plots can still make the total purchase price much higher.

Salé changes the comparison more dramatically than any movement inside Rabat itself. Current apartment prices around 9,000-10,000 MAD/m² are roughly half Rabat's level and below Casablanca's citywide median.

Rabat's higher apartment prices are not being sustained by a dead market. The latest official quarter showed a sharp rebound in Rabat transaction activity alongside a 1.9% price increase.

A near-term crossover still looks distant on the evidence available today. Even the smallest broad premium in the datasets would require a much larger relative fall in Rabat prices than the recent correction delivered.

The useful way to frame the market is simple: Rabat remains the more expensive mainstream apartment market, Casablanca offers more space and more lower-cost neighborhoods, while Salé is the real low-price alternative for buyers who mainly want access to the Rabat employment area.

Is Rabat actually cheaper to buy in than Casablanca now?

No. For apartments, Rabat is still clearly more expensive than Casablanca today, and the gap is too large to call the two markets roughly equal.

The cleanest current comparison comes from Esti.ma because it separates apartments from other property types. Its latest data covers almost 1,000 active apartment listings in Rabat and about 4,700 in Casablanca. The median is roughly 20,100 MAD/m² in Rabat versus 13,800 MAD/m² in Casablanca. That puts Rabat about 46% higher.

Yesken gets different absolute numbers but the same result. Its latest cleaned dataset, which removes duplicates and outliers, puts Rabat around 17,000 MAD/m² and Casablanca around 12,600 MAD/m². Rabat is still about one-third more expensive.

Older Mubawab data points in the same direction. Its broad 2024 comparison had Rabat apartments around 18,180 MAD/m² and Casablanca around 14,310 MAD/m².

Three separate datasets give three different gaps, but none puts Casablanca ahead for apartments. The exact premium is debatable; the ranking really isn't.

Why do some property websites still show Casablanca as more expensive than Rabat?

Some websites put Casablanca above Rabat because they mix different property types and neighborhoods, which can completely change a citywide average.

Casablanca has a huge and unusually diverse housing market. At one end, apartments in places such as Sidi Moumen, Aïn Sebaâ or other outer districts can sit near or below 10,000 MAD/m². At the other end, Casablanca Marina is currently around 33,000 MAD/m² in Esti.ma's listings, while Aïn Diab and Casablanca Finance City are close to 24,000 MAD/m².

Rabat has less of that spread. A larger share of the visible apartment market sits in fairly expensive districts such as Agdal, Hassan and Hay Riad.

Villas make the comparison even messier. Rabat has enormous properties in Souissi where the total price can be very high while the price per square metre looks relatively low because the land plots are so large.

That is how one mixed-property index can show Casablanca at a higher overall level while apartment-only data shows the opposite. For someone buying an apartment, the apartment comparison is the more useful one.

Did Rabat's recent price drop finally close the gap with Casablanca?

No. Rabat did lose more ground than Casablanca recently, but nowhere near enough to erase the apartment-price gap.

The official Bank Al-Maghrib and ANCFCC real-estate index shows a sharp Rabat correction after the end of 2025. Rabat's index fell from 113.72 to 108.23 in the following quarter before recovering to 110.30. Casablanca moved from 103.67 to 101.96 and then 102.48.

Across those two quarters, Rabat remained roughly 3% below its starting level, while Casablanca was only around 1% lower.

That narrowed the relative gap slightly. But compare the scale: Rabat lost only a few percentage points relative to Casablanca, while current apartment-listing datasets still show Rabat somewhere around 27% to 46% above Casablanca.

Rabat has also started moving up again. In the latest official quarter, Rabat prices rose 1.9%, compared with 0.5% in Casablanca.

The correction changed the direction for a while, but it never got close to flipping the two apartment markets.

Does the official Moroccan property index tell us whether Rabat or Casablanca is cheaper?

No. The official Bank Al-Maghrib and ANCFCC index tells us how prices are changing in Rabat and Casablanca, not the actual price per square metre in each city.

That distinction is easy to miss. Rabat's current index being above Casablanca's does not mean a home in Rabat costs that percentage more. The index tracks price movements from a historical base.

Its real value here is showing momentum. Rabat suffered the harder recent correction and is now rebounding faster. Casablanca moved much less in both directions.

For actual price levels, we need listing or transaction values expressed in MAD/m². That is why we use the official index to check the trend and datasets such as Esti.ma, Yesken and Mubawab to compare what buyers are seeing in the market.

Are Rabat apartments still more expensive than Casablanca apartments?

Yes. Rabat apartments remain noticeably more expensive than Casablanca apartments today, even before we look at Rabat's most exclusive neighborhoods.

Esti.ma currently puts the median Rabat apartment at about 20,100 MAD/m², compared with roughly 13,800 MAD/m² in Casablanca. The median advertised budget is also much higher: about 2.6 million MAD in Rabat versus 1.6 million MAD in Casablanca.

Property size explains only part of that difference. The median Rabat apartment in the dataset is 127 m², versus 113 m² in Casablanca. Rabat's typical apartment is about 12% larger, while its median advertised budget is more than 60% higher.

Yesken produces a lower Rabat figure, around 17,000 MAD/m², but Casablanca also drops to roughly 12,600 MAD/m² in the same dataset. The ranking survives.

The precise premium changes with the sample. The direction does not.

How much more apartment can the same budget buy in Casablanca?

A fixed apartment budget currently buys much more space in Casablanca than in Rabat when we use citywide median asking prices.

At Esti.ma's current medians, 2 million MAD corresponds mathematically to around 99 m² in Rabat and 145 m² in Casablanca. With 3 million MAD, it becomes roughly 149 m² versus 218 m².

Of course, nobody buys “the city median.” Neighborhood, building age, condition, parking, terrace space and title quality all move the real price.

Still, the calculation shows the order of magnitude. A buyer looking citywide does not gain five or ten extra square metres by choosing Casablanca. At these medians, the difference can reach several dozen square metres.

Is central Casablanca cheaper than good neighborhoods in Rabat?

Often, yes. Several established Casablanca neighborhoods currently cost less per square metre than Agdal, Hassan or Hay Riad in Rabat.

Esti.ma currently puts Agdal around 20,000 MAD/m², Hassan near 21,200 and Hay Riad around 24,100.

In Casablanca, Racine is around 18,400 MAD/m², Bourgogne is below 15,000, and Oasis is near 20,000. Even Casablanca Finance City, one of the city's major newer premium districts, sits around 23,600 MAD/m² in the same dataset.

A buyer paying Hay Riad prices is already around Casablanca Finance City territory. Agdal overlaps with Oasis rather than with Casablanca's mainstream middle-market districts.

Casablanca's scale gives buyers another advantage: there are many more neighborhoods below those levels. Rabat's relatively small apartment market has a heavier concentration of supply in expensive central and upper-middle-income districts.

But aren't Casablanca's luxury apartments more expensive than Rabat's?

Yes. Casablanca has the higher luxury ceiling, even though its broader apartment market is cheaper than Rabat's.

Casablanca Marina currently stands around 33,400 MAD/m² in Esti.ma's listings. Aïn Diab is close to 24,000 MAD/m² and Casablanca Finance City around 23,600.

Rabat can reach similar levels. Souissi apartments in the same database are close to 29,800 MAD/m², while Hay Riad is around 24,100. The difference is that Casablanca has a much larger set of neighborhoods below its luxury tier.

So Casablanca can contain some of Morocco's most expensive apartments and still have a much lower citywide median than Rabat.

For a buyer targeting only Marina, Aïn Diab, Anfa or CFC, saying “Casablanca is cheaper” would be misleading. For someone comparing the full apartment markets, it remains broadly correct.

Are villas actually cheaper in Rabat than Casablanca?

Yes, per square metre. Villas are the clearest part of the market where Rabat currently comes out cheaper than Casablanca.

Esti.ma's current villa and riad data puts Rabat around 16,700 MAD/m² and Casablanca around 17,700 MAD/m². That makes Rabat roughly 6% cheaper on this measure.

The gap has appeared in older data too. Mubawab's 2024 market study put Rabat villas around 14,000 MAD/m² and Casablanca around 19,400 MAD/m².

Large plots explain much of this. Souissi is full of very large properties. A villa on 1,000 or 1,200 m² can cost well above 10 million MAD and still show a lower price per square metre than a much smaller villa in Casablanca.

So Rabat can be cheaper per square metre while requiring more cash to buy the property.

Villas really need to be separated from apartments rather than blended into one citywide number.

Is Rabat still more expensive if we compare the total amount buyers actually pay?

For apartments, yes. Rabat's higher price per square metre also turns into a much higher typical purchase budget.

Esti.ma currently shows a median advertised apartment budget of about 2.6 million MAD in Rabat, compared with 1.6 million MAD in Casablanca.

The size difference does not explain that away. Rabat's median apartment is 127 m² and Casablanca's 113 m². Buyers are getting a somewhat larger apartment in Rabat, but they are paying around 1 million MAD more at the median.

Historical Mubawab data tells a similar story. Its 2024 comparison showed an average apartment budget of roughly 2.47 million MAD in Rabat against about 1.74 million MAD in Casablanca.

Villas show why both metrics matter. Rabat villas can be cheaper per square metre but far more expensive in total because the properties are often much larger.

For an apartment buyer with a hard budget ceiling, Casablanca is currently the easier market.

Does Salé make the Rabat-Salé area cheaper than Casablanca?

Absolutely. Once Salé enters the comparison, the Rabat-Salé urban area offers prices well below both Rabat and Casablanca.

Esti.ma currently puts Salé apartments around 9,200 MAD/m². That is less than half Rabat's roughly 20,100 MAD/m² level and about one-third below Casablanca's 13,800 MAD/m².

Other current sources land in almost the same range. Yesken has Salé around the mid-9,000s per square metre, while other aggregated listing datasets also cluster close to 9,000-10,000 MAD/m².

Sala El Jadida remains relatively affordable as well, at roughly 10,000 MAD/m² in current listing data.

So the answer changes a lot depending on what a buyer means by “Rabat.” Rabat proper is expensive. Crossing into Salé can cut the apartment price per square metre roughly in half.

For someone who mainly wants access to the Rabat employment area rather than a Rabat postal address, that difference is too large to ignore.

Can budget buyers find more cheap apartments in Casablanca than in Rabat?

Yes. Casablanca currently gives budget-conscious buyers far more ways to move down the price ladder without leaving the city.

Yesken puts Sidi Moumen around 6,600 MAD/m², Sidi Bernoussi around 8,400, Oulfa below 10,000 and Aïn Sebaâ close to 10,400. Esti.ma also has several outer Casablanca districts around or below the 10,000-12,000 MAD/m² range.

Rabat has cheaper pockets, but fewer of them. Hay Nahda can come in around 10,000 MAD/m² depending on the dataset, while districts such as El Youssoufia are typically above that. Once we move into Agdal, Hassan or Hay Riad, prices jump quickly toward 20,000 MAD/m² and beyond.

Casablanca's enormous geographic footprint is doing a lot of work here. The city contains luxury waterfront property, established central neighborhoods, large middle-income markets and much cheaper peripheral housing all at once.

Rabat has a much narrower spectrum inside the city boundary. Buyers looking for a major price reduction often end up moving toward Salé or Témara instead.

Is Rabat's property market currently weaker than Casablanca's?

No. Rabat's latest transaction rebound is actually much stronger, so the price gap cannot be explained by buyers suddenly abandoning Rabat.

According to the latest Bank Al-Maghrib and ANCFCC figures, Rabat transaction volumes jumped by roughly 61% from the previous quarter after a particularly weak start to the year. Casablanca transactions increased only around 4%.

We should not overread the 61% figure. Rabat was bouncing from a depressed quarter, so the percentage looks unusually large.

Still, Rabat prices increased 1.9% in the same quarter and activity rebounded sharply. That does not look like a market being forced into a lasting discount because demand has disappeared.

Casablanca remains the much larger and deeper market, but Rabat is currently showing enough activity to support its higher apartment prices.

Could Rabat become cheaper than Casablanca soon?

It is possible, but current data gives us no sign that a citywide apartment crossover is close.

Start with the smallest broad premium we found: Mubawab's 2024 comparison put Rabat apartments around 27% above Casablanca. More recent Esti.ma and Yesken data show even larger differences.

For Rabat to erase a 27% premium while Casablanca stayed flat, Rabat prices would need to fall by more than one-fifth. The recent official correction was nowhere near that scale.

The latest movement also goes the wrong way for a quick crossover. Rabat's official price index has recently risen faster than Casablanca's.

A reversal could still happen over several years if Casablanca prices accelerate broadly while Rabat stagnates, or if a large wave of cheaper housing changes Rabat's sales mix. Neither is visible clearly enough today to base a buying decision on it.

So is Rabat now cheaper to buy in than Casablanca?

No. Rabat is still the more expensive city for a typical apartment buyer today, while Casablanca combines cheaper mainstream housing with a more expensive luxury ceiling.

The current evidence is unusually consistent where it counts. Esti.ma puts Rabat apartments about 46% above Casablanca. Yesken puts the gap near 34%. Mubawab's earlier broad comparison had it around 27%. The exact percentage changes with the sample, but the ranking does not.

There are two important exceptions.

Villa buyers can currently find lower prices per square metre in Rabat, although the much larger plots can make the total purchase price higher. And someone willing to include Salé in the search gets a completely different market, with apartment prices around 9,000-10,000 MAD/m² rather than roughly 20,000 in Rabat proper.

Rabat has become somewhat closer to Casablanca after its recent correction, but it has not become cheaper overall. For apartments, Casablanca still offers noticeably more for the money. For genuinely cheap access to the Rabat-Salé area, Salé is where the comparison really changes.

OUR METHODOLOGY

The question sounds simple, but a reliable answer cannot come from one citywide average or one property website. We broke it into separate tests: current apartment prices, consistency across independent datasets, neighborhood-level differences, mainstream versus luxury markets, apartments versus villas, total purchase budgets, recent price momentum and transaction activity, and the effect of extending the search from Rabat proper into Salé.

For each test, we prioritized the freshest directly published evidence available. Current listing datasets were used to understand the price levels buyers are actually seeing, while Bank Al-Maghrib and ANCFCC data were used to track underlying price and transaction movements. We kept those two types of evidence separate because they answer different questions: listings show current market price levels, while the official index shows how the market is moving.

We also cross-checked the headline comparison rather than allowing one dataset to decide the answer. Esti.ma, Yesken and Mubawab do not produce identical prices because their samples and methodologies differ, so we looked at whether the Rabat-Casablanca relationship remained visible when the source changed, then tested the citywide result against individual neighborhoods and different property types.

Where the answer changed materially, we treated that as a separate case rather than blending it into the headline result. The two main examples are villas, where Rabat can be cheaper per square metre, and the wider Rabat-Salé area, where Salé sits far below Rabat proper.

Calculations such as percentage price gaps and the amount of apartment space a fixed budget could theoretically buy were derived directly from the underlying source figures. They are there to show the scale of the difference, not to predict what a specific apartment will sell for.

More broadly, we looked for convergence across recent signals rather than a single “correct” number. We broke an initially unclear question into testable components, checked each one against the most relevant evidence available, and formed the conclusion only after seeing whether those signals still pointed in the same direction.

Data and sources were reviewed through 17 September 2026. The principal current listing datasets used here were updated in August and September 2026, while the market-trend analysis incorporates the latest available 2026 Bank Al-Maghrib and ANCFCC property-price data.
